2003 Household Survey on Land

EXPLANATION OF TERMS


«Household»

Household

  Household means a group of persons who share both a dwelling and a livelihood. It includes a family who lives in a rental room or lives together with another family, and also a person who lives alone in a dwelling.

  However, the aggregate number of households in this survey does not include single lodgers, single roomers, single live-in employees living with employer, or single persons or groups of single persons living in a building other than a dwelling, such as a dormitory or an inn.


Household Members

  "Household members" refers to the total number of people who usually live in a dwelling as members of one household.

  A person who happens to be away from a dwelling for a trip or other purposes is included in this number if he/she usually lives in the dwelling. A person who lives away from a dwelling for more than 3 months because he/she has a business post away from his/her family or for other reasons or a person who was staying in the dwelling by chance at the time of survey is not included.

  As special exceptions, the following people were deemed to be usually living in the place indicated:

  • Resident of a school boardinghouse, lodging house, student dormitory or student union of a prefectural citizens' association, etc. ...Said boarding house, lodging house, student dormitory or student union of a prefectural citizens' association, etc.
  • Hospitalized patient in a hospital, home, etc.
Person already hospitalized for three months or more ... The hospital, home, etc., where said person is hospitalized
Person hospitalized for less than three months ... Own home
  • Person on a ship ... Own home

  Furthermore, a "single live-in domestic helper" is included in the household members, but "a live-in employee," "a lodger" or "a roomer" is deemed an independent household from that of his/her employer or landlord (landlady).


Type of Household

  Taking the married couple of the youngest generation in a household as the basis for type, type of household was classified in the following manner. A "child" here means a single child.

  Ο Household with a married couple, their child(ren) and parent(s) only
Household with a married couple, their child (ren) and parents
Household with a married couple, their child (ren) and a parent
  Ο Household with a married couple and their parent(s) only

  Ο Household with a male or female householder and his/her child(ren) only
Household with a male householder and his child(ren)
Household with a female householder and her child(ren)
  Ο Household with siblings only
  Ο Household with other relatives
Household with a married couple and other relatives (other than parent(s) and child (ren))
Household with a married couple, their child(ren) and other relatives (other than parent(s) )

  Ο Single-person household

  Type of household was decided by excluding a spouse if he/she lives away from a dwelling for a long time because he/she has a business post away from his/her family or for other reasons and any persons who were staying in the dwelling by chance at the time of survey.

  When a household includes a "live-in domestic helper", the type of household is deemed "others".


Annual Income of Household

  This refers to the total annual income of the household. It includes not only the income of the main earner of the household but also the incomes of all household members (including tax).

  The income includes salary, wages, bonuses, temporary income (such as overtime allowances, etc.), income from side jobs or part-time jobs, benefits such as annuities or pensions, income from properties (such as dividends, interest, and rent on a house or land), and remittances.

  Extraordinary income, such as income resulting from an inheritance, grant or retirement, is not included.

  For a self-employed worker, income refers not to amount of sales but to business profit after deducting expenses, such as the cost of purchases, mate-rial costs, and personnel expenses.


Main Earner

  This means a person who earns the main livelihood for his/her household.

  When a household is supported by a remittance, etc. from another household, the head of the supported household is regarded, for convenience sake, as the main earner.

   Age

  Age as of the date of the survey.

Employment Status

  The employment status of a main earner was classified as follows:

Self-employed workers In agriculture, forestry or fisheries
In commerce, industry, etc.
Employees Regular employee(of a company, association, public corporation or individual)
Regular employee(of the central or local government)
Temporary worker
Without occupation
Student
Others


Self-employed worker

   In agriculture, forestry or fisheries

  This refer to a person who is personally engaged in agriculture, forestry, fisheries or other such field.

In commerce, industry, etc.

  This refers to a person who operates his or her own shop or factory in a field other than agriculture, forestry or fishery. It covers people who are engaged in occupations using their own special skills or knowledge as a medical practitioner, lawyer, writer, painter, certified public accountant or other. Persons who perform a side job at home are included here.


Employees

   Regular employee (of a company, association, public corporation or individual)

  This refers to a person who earns income or wages as a regular employee of a company, public corporation (kodan or kosha), other corporation, association or individual (e.g., a company employee, association employee, employee of a private shop, etc.).

  It also includes presidents of companies and associations, directors, etc.


Regular employee (of the central or local government)

  This refers to a person who, regardless of whether he/she is in an operational sector, is constantly employed by the central or local government and earns salaries or wages.


Temporary worker

  This refers to a person who is employed on a daily basis or for a contracted period of less than one year.


Without occupation

   Students

  This refers to a person who ordinarily does not work and mainly attends school, university, or college.

Others

  This refers to a person who ordinarily does not work and lives on remittances, employment insurance, benefits from a public welfare assistance program, a pension, or income from properties.



«Land»

Tenure State of Land

  The tenure state of land by a household was classified as follows:

  Ο Owning present site of dwelling
  Ο Not owning present site of dwelling
  Ο Owning land other than present site of dwelling
  • Owning of farm land and mountain-forest
    Owning of farm land
    Owning of mountain-forest
    Owning both farm land and mountain-forest
  • Owning of building site, etc.
  • Owning of farm land/mountain-forest and building site, etc.
  Ο Not owning land other than present site of dwelling
  Ο Owning both present site of dwelling and land other than present site of dwelling
  Ο Not owning present site of dwelling nor land other than present site of dwelling

  Even when only part of the land is owned by one of the household members, such household was included in the category of "owning land". If the land has been obtained by a household recently and its registration has not been completed, or corresponding deferred payments are yet to be finished, such household was included in the category of "owning" land.

  If the land has been registered in the name of a spouse who has been absent for more than 3 months (e.g., because he/she has a business post away from the dwelling, etc.) or of a person, such as a parent, who lives in the dwelling but does not share the livelihood, or in the name of a company, such household was included in the category of "not owning" land.


Category of the Land

  The category of the land owned by households was classified as follows by the actual status of the land.


Present Site of Dwelling

  This means the site for the house or the building in which the household members live.

  In the case of a detached house, the entire site, not the total floor space of the house, was regarded as the present site of the dwelling, and in the case of multi-unit housing or a rowhouse, the floor space corresponding to the apartment in which the household members live (portion of sectional ownership), not the entire site, was regarded as the present site of dwelling.

  When the house is located within the same site of a factory or an office, the remaining space after deducting the site of the factory or the office was regarded as the present site of dwelling, and the site for the factory or the office was included in the land other than present site of dwelling.


Land Other than the Present Site of Dwelling

Farm land / Mountain-forest--- Paddy field, other field, orchard, ranch,mountain-forest
Building site, etc. --- other than farm land and mountain-forest, such as a site used for a villa, office or shop, factory or warehouse, and land used for parking lot, storage yard, vacant lot (including field)


Location of the Land Owned

  Ο The same prefecture --- When the land own- ed is located in the same prefecture as the place of living.
  Ο The same municipality
    (Shi, Ku, Machi or Mura)
--- When the land owned is located in the same municipality of the place of living.


Tenure Type

  Tenure type was classified as follows:

  In the case of a condominium where a household owns a part of the building site in accordance with the share of the condominium (sectional ownership), the tenure type of the site corresponding to the portion owned by the household was surveyed.

   Owned by one member of household or jointly owned by members of household

  This refers to cases where the land is owned in the name of one of the household members, including cases where the land is jointly owned by the household members.

Jointly owned with a member of another household or a corporation, etc.

  This refers to cases where the land is jointly owned by members of another household or a juridical person, etc. including cases where the land is jointly owned by a spouse who has been absent for more than 3 months because he/she has a business post away from the dwelling or by a parent(s) who lives in the same dwelling but does not share the livelihood.


Year of Acquisition

  The survey examined the year of acquisition for the present site of dwelling and building site, etc. other than the present site of dwelling.

  When the land was acquired piece by piece over multiple times, the year when the largest portion of the land was acquired was regarded as the year of acquisition.


Method of Acquisition

  The survey examined the method of acquisition for the present site of dwelling and building site, etc. other than present site of dwelling.

  When the land was acquired by multiple methods of acquisition, the method of acquisition for the largest portion of the total area was regarded as the method of acquisition. When the land was purchased, the land was classified in accordance with the person from whom the land was directly purchased, not by the intermediary.

  Ο Purchased from the central or local government
  Ο Purchased from a public corporation (kodan or kosha)---Cases where land was purchased from the Urban Development Corporation, prefectural or municipal corporation for supplying housing, housing association, development corporation, etc.
  Ο Purchased from a corporation such as a company
  Ο Purchased from an individual
  Ο Acquired by inheritance or grant
  Ο Others---Cases where the land was acquired through an exchange of equal value, etc.


Present Usage

  The survey examined the present major usage of the present site of dwelling and building site, etc. other than present site of dwelling.

  In cases where a building site, etc. other than present site of dwelling was leased (including when leased free of charge), the survey examined how the leased land was used.

Detached house……In case where one building is one dwelling
Tenement houses---In case where two or more houses are combined side by side into one building and each house commonly uses walls but has an independent porch
Apartment houses---In case where two or more houses are contained in one building. In some cases, corridors and steps are used commonly or two or more houses were constructed in piles.
Others

Ο Used mainly as a building site
Detached house for residential use only---Of the detached houses, those built for residential use only.
Detached house used partly as a shop---Of the detached houses, those built combining a part which is equipped with facilities for a shop, a workplace, an office, etc. and a part for dwelling.
Multi-unit housing---Those buildings having two or more dwellings in one building with a common corridor or a stairway etc. or those having two or more dwellings, on top of another.
Rowhouses---Those structures having two or more dwellings in one structure, each dwelling sharing a common partition and having an independent entrance to the outside.
Office / shop
Factory / warehouse
Parking garage
Other building
Ο Used mainly for purposes other than building site
Parking lot
Storage yard
Place for sports or recreation
Others
Ο Vacant lot (open space, field, etc.)


Main User of Land

  This means a person or a corporation who continuously uses a building site, etc. other than the present site of dwelling owned by the household, which was classified as follows:

  Ο Used by the household owing the land
  Ο Used by the spouse, parent(s), etc. (including child(ren), grandparent(s) or grand child(ren)) who does not share the dwelling nor livelihood
  Ο Used by other household or a corporation, etc.

  In cases where the land is leased (including when leased free of charge), a person to whom the land is leased was regarded as the main user of the land. In cases involving operation of a parking lot or an apartment house, the land was defined as "used by other household or a corporation, etc."


Owner of the Building

  When the building site, etc. other than present site of dwelling is used mainly for the site of a building, the owner of the building was surveyed and classified as one of following:

  Ο Owned by the household owing the land
  Ο Jointly owned with a member of another household or a corporation, etc. or owned only by members of another household or a corporation, etc.
  Ο Jointly owned with a spouse, parent(s), etc. who does not share the dwelling nor livelihood, or owned only by a spouse, parent(s), etc. who does not share the dwelling nor livelihood
  Ο Others


Number of Tenure Lots

  For building site, etc. other than the present site of dwelling, the total number of tenure lots was compiled as follows:

  One lot of un-separated land is deemed one unit of "tenure lot." However, even for one lot of un-separated land, if the lot consists of two or more portions of different tenure type, the portion of each tenure type is deemed one unit of tenure lot. If one lot of land is divided by a public road or a river, each portion is deemed one unit of tenure lot.


Number of Households Owning Land

  When one household holds two or more units of tenure lot, said household was compiled as one in the respective total number of households summed by type of the land.
